LoanEdge Toolkit

How much can you borrow?

Most calculators give you one number. Lenders don't agree on one number — so this gives you the range, and shows you what moves it.

Who is borrowing?
Children or others who rely on your income. Each dependant raises the living expense figure a lender applies, which lowers capacity.
What's the loan for?

A rough weekly figure is fine.

$/wk
How is your income earned?

This is the single biggest factor in how wide your range is.

Before tax, excluding super.

$
Amounts that reduce your taxable income but that some lenders will add back when assessing you: depreciation, one-off expenses, additional super contributions, carried-forward losses, retained profits in a company, and trust distributions made for tax purposes. Lenders differ enormously on which of these they accept — which is why your range gets wider, not narrower, when you're self-employed.

Annual total, if you know it. Leave blank if you're not sure.

$
Rent from properties you already own, plus regular bonus, commission, overtime or government benefits. Enter the gross annual amount — the calculator applies the shading lenders use.

Gross annual, from all sources.

$
HECS or HELP debt?

Add gross annual income before showing the borrowing range.

Lenders assess the limit, not the balance. A card you never use with a $20,000 limit is still assessed as though you owe $20,000 — usually at around 3.8% of the limit per month.

Add up every card, whether you use it or not.

$

Total owing across all properties you keep.

$

Car, personal, equipment — monthly.

$/mo

This only estimates repayments. It is not a rate quote or approval.

%

Most loans are 30 years.

Leave optional fields blank if they do not apply.

This is an estimate, not an approval. It does not consider your objectives, financial situation or needs, and it is not credit assistance, a quote, or an offer to lend. Lender policy, verified income, credit history, the security property and living expenses assessed at application will all change the outcome. Obtain formal approval before making an offer.
